Green Construction Project Manager

Overview: Viridiant is a growing, non-profit environmental organization that works to advance sustainable, affordable, and energy efficient construction, seeking applicants for a Project Manager (PM). The PM provides hands-on project assistance to Technical Advisors, the Senior Project Manager, Associate Project Managers and Deputy Director during design and in the field throughout construction. This role is part of a cross functional, collaborative construction project team. Projects range from 6 to 24 months with a majority located in Virginia. This non-supervisory position has the potential to grow with continuing education / certification and successful work performance. The PM reports to the Senior Project Manager Operations who reports to the Deputy Director.

Summary of Primary Job Responsibilities and Duties

  • Determine project scope and develop contracts
  • Perform takeoffs from architectural plans
  • Review construction documents and perform energy model projections
  • Coordinate and support Design Review facilitation
  • Support field staff/Technical Advisors
  • Track and maintain project documents
  • Manage administration and delivery of certification programs including Utility Allowances and Final Certification
  • Perform Quality Assurance/ Quality Control.
  • Manage and support project invoicing in coordination with accounting
  • Track and approve Technical Advisor inspection expenses

Key Qualifications, Skills and Abilities

  • Some college; Bachelor’s degree in engineering or construction management preferred.  
  • Minimum 2 – 3 years in the construction industry; Any combination of education and experience that demonstrates the knowledge and ability to perform the work.
  • Proficiency reading architectural, mechanical, electrical, and plumbing plans.
  • Experience in architectural and energy modeling & analysis software (e.g., Revit, Bluebeam, Procore) preferred.
  • RESNET Rater Field Inspector or HERS Certification preferred.
  • Knowledge of residential energy-efficient construction and green building practices preferred. 
  • Strong interpersonal, verbal and written communication skills. 
  • Enthusiastic about educating builders on Viridiant’s services and encouraging builder participation in programs.  
  • Skilled with Microsoft Word, Excel, and Outlook, as well as experience with CRM software (e.g., Salesforce) or related area; able to readily learn new software programs.
  • Ability to manage and prioritize deadlines.
  • Excellent task management and organizational skills.
  • Valid Virginia driver’s license; DMV record in good standing.
  • Typical days and hours of work are Monday through Friday 8:30 am to 5 pm.

Home Energy Auditor

Position Summary: Viridiant, a non-profit organization that works to advance sustainable, affordable, and energy efficient construction, is looking for an up-and-coming building science expert to join our team in Richmond, VA. The energy auditor will perform walk-through and diagnostic energy audits in single and multifamily homes primarily and other buildings occasionally. These audits will sometimes include installation of basic energy conservation measures. The Energy Auditor also will support other functions of Viridiant’s Community Energy Services Division such as data management/analysis and public engagement. The ideal candidate should hold a BPI BA certification (or equivalent) and be proficient with the various tools of the trade: blower door, duct leakage testing, infrared, combustion safety, software, etc. We are looking for someone with excellent customer service skills who is comfortable engaging clients from a wide variety of backgrounds in homes of every shape, size, age, and cost. Essential Functions

  • Engage clients and educate them about the energy auditing process, basic building science and construction best practices, available incentives, and Viridiant’s mission and other services
  • Inspect all areas of homes and other buildings
  • Perform diagnostic tests including blower door, duct leakage, infrared scanning, ventilation rates, and combustion safety 
  • Use building energy modeling software with weather normalizing as needed
  • Install basic energy conservation products/materials when required (weatherstripping, attic hatch insulation, duct sealing, vapor barriers, lightbulbs, etc.) 
  • Handle administrative tasks including writing reports, data entry, and scheduling
  • Engage clients and partners in a courteous, respectful way
  • Ensure that worksites are left clean, tidy, and unharmed
  • Engage internal and external colleagues in a way that maintains a friendly, productive work environment 
  • Perform additional responsibilities related to the success of Viridiant

Job Requirements and Qualifications (education and experience)

  • Enthusiastic about educating diverse clients and the general public about energy efficiency and other clean energy technologies that benefit residents and communities while reducing strain on natural resources
  • Passionate and curious about building science, with a commitment to continued learning
  • Unphased by what some consider dirty work: exploring (sometimes on hands and knees) dirty, hot, damp, etc. areas of diverse buildings to acquire information, identify opportunities, and diagnose problems
  • Honesty and openness with colleagues, clients, and the general public
  • Minimum high school diploma; 2-3 years in the construction industry or any combination of education and experience that demonstrates the knowledge and ability to perform the work; college coursework considered 
  • Knowledge of residential energy-efficient construction and green building practices, including diagnostic testing, preferred 
  • Industry certifications such as BPI Building Analyst or RESNET Home Energy Rater/Field Inspector certification preferred; new hires will need such certifications within 6 months 
  • Strong interpersonal, verbal, and written communication skills
  • Organized and able to prioritize tasks with minimal direction
  • Friendly demeanor, with ability to establish trust and positive rapport with residents in their private homes as well as with non-residential building owners/managers
  • Skilled with basic office software, including Microsoft Word, Excel, and Outlook; able to readily learn new software programs; experience with Salesforce, energy auditing software, and energy modeling software preferred 
  • Valid driver’s license

Work Environment, Travel and Expected Work Hours

The work of this position is performed primarily in the occupied homes of Viridiant’s energy audit clients – generally in the greater Richmond area, occasionally beyond. These are single and multifamily residences for households of all incomes and backgrounds. Homes are new, old, big, small, clean, shabby, and everything in between. Technicians will be required to safely and respectfully work in hot attics, damp crawlspaces, and dusty basements as well as in formal dining rooms, unkept kids’ bedrooms, and actively-used kitchens. Viridiant staff must be careful not to damage residents’ property nor leave trash or mess. Other work hours are spent in an office or home office completing paperwork and maintaining correspondence, visiting retailers for supplies, maintaining equipment and supplies, and traveling to/from clients’ homes and Viridiant’s office.

Typical days and hours of work are Monday through Friday, 8:30 a.m. to 5 p.m.  Evening and weekend work may be required very rarely.

Compensation

Based on experience, salaries start at $65,000 – with strong advancement potential. The total compensation package includes health, dental, life insurance, LTD, paid time off, paid holidays, and retirement contributions.
